Downtown Bedford, Indiana: A District on the Way Back

August 09, 20264 min read

If you have not walked around downtown Bedford, Indiana in the last year, you are due for a second look. I have been selling real estate in south-central Indiana for over 20 years, and downtown Bedford is doing something I do not see on every small city courthouse square: filling back up.

If Bedford is on your radar as a buyer, a seller, or just someone curious about the area, call or text me at (812) 360-3863, or visit LesaMillerRealEstate.com. I can walk you through what is happening downtown and what is currently for sale nearby.

What Is the Bedford Courthouse Square Historic District?

The Bedford Courthouse Square Historic District covers 64 contributing buildings, one contributing site, and one contributing object in Bedford's central business district, built mostly between 1850 and 1945. It earned a spot on the National Register of Historic Places in 1995. Much of the storefront architecture along I Street between 15th and 16th Streets is faced in limestone quarried and milled by local industry, the same stone that put Lawrence County on the map.

That is not a small thing for a business district this size. A National Register listing does not freeze a downtown in place, but it does signal that the building stock has real historical and architectural value, the kind that draws in tenants who want a distinctive address instead of a strip mall storefront.

What Is Moving Into Downtown Bedford Right Now?

Radius Indiana, the regional economic development organization for south-central Indiana, bought the former Times-Mail building at 813 16th Street in 2024 and renovated the west side of it. The Times-Mail printed Bedford's newspaper there for decades before it closed in 2023. Radius Indiana held its official opening in the building on May 8, 2025.

The organization still has roughly 17,000 square feet available in the building for office space, retail, warehouse storage, or light manufacturing tenants. Radius Indiana's CEO, Jeff Quyle, has talked publicly about the importance of staying downtown rather than relocating to a business park on the edge of town, and about bringing a building that mattered to the community back into use instead of letting it sit empty.

Why This Matters If You Are Looking at Bedford

None of this means downtown Bedford is suddenly unrecognizable. It means the people whose job is deciding where to put a regional economic development office looked at downtown Bedford and decided it was worth investing in, not writing off. That is the kind of signal I pay attention to after over 20 years of watching which small Indiana downtowns follow through on a comeback and which ones stall out.

It also fits a pattern I have written about before. Bedford keeps showing up as a hidden option for families relocating to south-central Indiana, and the same limestone that built Bedford's heritage limestone homes is part of what makes the downtown commercial district worth protecting.

If you want to see how that momentum is showing up in home prices and days on market, Bedford and Springville's most recent market numbers are a good place to start.

Frequently Asked Questions

Is downtown Bedford, Indiana a good place to buy investment or commercial property?

Downtown Bedford has a growing base of institutional tenants and a historic building stock protected under a National Register district, a combination that can appeal to buyers looking at mixed-use or investment property. Every deal still needs its own numbers. I can help you evaluate a specific property.

What happened to the Bedford Times-Mail building?

The Times-Mail newspaper closed in 2023. Radius Indiana bought the building at 813 16th Street in 2024, renovated part of it, and opened its new headquarters there in May 2025. About 17,000 square feet is still available to lease.

How far is downtown Bedford from Bloomington?

Bedford is about 25 miles from Bloomington by car via SR 37, roughly a 35-minute drive.

Is the Bedford Courthouse Square Historic District regulated for renovations?

A National Register listing recognizes historic significance and can open the door to certain rehabilitation tax incentives, but it does not by itself impose local design controls the way a local historic preservation ordinance would. Anyone renovating a building in the district should confirm current requirements with the City of Bedford before starting work.

I work with buyers and sellers across Bloomington, Bedford, Ellettsville, and the surrounding south-central Indiana communities. Some are downsizing. Some are relocating for work at Cook, Novo Nordisk, IU, or Crane. Some are parents buying a place for their student at IU. Some are first-time buyers trying to figure out where to start. What they have in common is they want a straight answer and a plan that fits their situation, not a sales pitch. Since 2001. JD/MBA.
