
Bedford and Springville, Indiana Market Update: What Homes Sold For Through July 2026
The Bedford and Springville market tells a different story than Bloomington, and for a lot of buyers it is the more useful one. I updated the numbers this week from the most recent Indiana Regional MLS data, covering every single-family sale in both communities since January 1. Here is what seven months of 2026 shows, and how it compares to the summer update I published in July.
What Is the Median Home Price in Bedford and Springville?
Since January 1, 219 single-family homes have closed in Bedford and Springville. The median sale price is $239,900. The typical home took about 41 days to sell, and sellers received about 97 percent of their original asking price.
Set that against Monroe County, where the median sale this year is $356,750, and the gap is more than $115,000 for markets roughly half an hour apart. Same region, same commuting range for many jobs, meaningfully different price of entry.
Can You Still Buy a Home Under $200,000 Here?
Yes, and not as a rare exception. About one in three sales this year in Bedford and Springville closed under $200,000. In Monroe County, that share is under one in ten. For buyers who keep losing the affordability math in Bloomington, this is the single most important statistic in this article.
The market has depth above that line too. Roughly a third of sales landed between $200,000 and $300,000, and the upper end reaches well past $400,000 for larger homes and acreage, so this is not only an entry-level market.
Is the Bedford Market Getting Busier?
July was the strongest month of the year so far, with 42 closings at a median of $263,000, the highest monthly count and one of the higher medians of 2026. There are about 113 homes on the market right now, with more than 40 already under contract.
One detail worth noticing: the median asking price on active listings here is $239,900, the same as the median sale price. Unlike the Bloomington market, where active listings are asking well above what closes, Bedford and Springville sellers are largely pricing where buyers are buying. That is part of why demand found this market.
Who Is Buying in Bedford and Springville?
Three groups keep showing up in my closings. Buyers priced out of Bloomington who would rather own here than rent there. People relocating for work at Naval Surface Warfare Center Crane, which employs roughly 3,300 people a short drive from Bedford. And buyers who know the area and want more house or more land for the money. I wrote about what the Crane relocation looks like for families landing in Bedford earlier this summer, and that pipeline has stayed steady.
What Should Buyers and Sellers Do With This?
If you are selling here, the July numbers say buyers are active and paying close to asking when the price is grounded in comps. If you are buying, a median near $240,000 with a 30-year fixed rate averaging 6.66 percent, per Freddie Mac’s weekly survey, makes the monthly payment math work in ways Bloomington often cannot.
