Martinsville vs. Bloomington, Indiana: What the Price Difference Buys

Martinsville keeps coming up in the same conversations Bloomington buyers are having right now. Priced out of Monroe County, still want to stay close, and wondering what a shorter commute costs them in trade.

Here is what the numbers show as of June 2026.

In Monroe County, the median single-family sale price landed at $344,580 with a median 30.5 days on market. In Martinsville, the median sale price was $296,500, a difference of roughly $48,000. Homes there moved faster too, a median of 19 days on market, with a 96.8% sale-to-list ratio. Inventory sat at 182 active listings against 97 closed sales for the month, which points to a tighter market than the lower price tag might suggest.

That gap is not free. Martinsville is Morgan County's seat, positioned roughly midway between Indianapolis and Bloomington off I-69. It's about 30 miles from downtown Indianapolis and around 20 miles from Bloomington, so the trade a buyer makes is a longer drive in one direction or the other depending on where they work.

The city itself has around 12,000 residents and a downtown built around the Morgan County Courthouse, one of the few pre-Civil War courthouses still standing in Indiana. Housing runs from historic homes near downtown to newer construction in neighborhoods like Foxcliff Estates. Most students attend the Metropolitan School District of Martinsville, and IU Health Morgan operates as the local hospital with a 24-hour emergency department.

For a buyer commuting into Bloomington for work at Cook Medical, IU Health, or Indiana University, or into Indianapolis, Martinsville puts both within reach without asking for a Monroe County budget. The same tradeoff shows up when comparing Bloomington to Indianapolis-area communities like Fishers, where distance and price move together in a similar way.

The number worth sitting with is the $48,000 gap. That is real money, whether it goes toward a bigger down payment, a lower monthly payment, or staying under budget in a market where Monroe County prices keep climbing. Whether it is worth the extra drive time depends entirely on where someone works and how much of that commute they are willing to trade for the difference in price.
