Behind on a Mortgage Payment in Indiana? This Call Is Free

If you have fallen behind on a mortgage payment in Indiana, the worry that comes with it is real, and you are not the only person dealing with it right now. Rates climbed, property tax bills shifted under this year's changes to Indiana homestead deductions, and a job loss or a medical bill can turn a manageable budget into one that isn't. None of that makes the situation less stressful. But it does mean help exists, and that help is free.

The Indiana Foreclosure Prevention Network, known as IFPN, provides free foreclosure prevention counseling to homeowners in all 92 Indiana counties. Counselors are HUD certified, the service is confidential, and there is no cost to call. The number is 877-GET-HOPE, or 877-438-4673 if you would rather dial it directly.

A counselor reviews your situation and works directly with your lender on your behalf. Depending on the loan and the lender, that can mean a repayment plan, a loan modification, a longer forbearance period, or a clear picture of what options are on the table given your specific circumstances. Homeowners who work with a housing counselor are far more likely to save their home than homeowners who try to handle it alone.

Timing matters here. The earlier a homeowner calls, the more options tend to be available. Waiting until a sheriff's sale date gets scheduled narrows the path considerably, sometimes down to a scramble instead of a plan. A call made the week a payment is missed opens up choices a call made six months later won't.

Indiana law also gives homeowners the right to a face to face settlement conference with their lender before a foreclosure can proceed, though the homeowner has to request that meeting through the court. IFPN counselors can help walk through that process, and the Indiana Supreme Court's self service resources have more detail for anyone who wants to read the underlying rule.

South-central Indiana's housing market has stayed active through the first half of 2026. Monroe County alone closed 628 single family homes between January and June, a pace worth knowing if you're weighing whether to hold on to a home or sell it (see our Monroe County market update for the full numbers). That context matters, and it compounds with this year's

changes to Indiana property tax deductions, which have shifted what some homeowners owe even when their mortgage payment itself hasn't changed.
