Next Home offers down payment assistance of 2.50% or 3.50% of the purchase price, paired with an FHA or conventional 30-year fixed rate loan, and it carries no first-time buyer requirement, according to IHCDA's own program page.
On a home priced at Monroe County's current median sale price of $352,100, that range works out to $8,802 at 2.50% or $12,324 at 3.50%. That is money that does not have to come from savings, a retirement account, or a loan from a family member.
How Next Home Compares to First Step
First Step requires the buyer to be purchasing a first home, or buying inside a qualified census tract, before the assistance applies. If you already own a home in Bloomington or Bedford now and you want to move up, downsize, or relocate somewhere else in Indiana, First Step was never built with you in mind. Next Home was.
