How Is Financing Land Different From Financing a House?
Land loans require a bigger down payment and a shorter term than a standard mortgage, and the exact numbers depend on how developed the land already is.
Per FDIC standards cited by LendingTree's 2026 land loan guide, lenders typically require 35% down on raw, undeveloped land, 25% down on unimproved land with some infrastructure, and 15% down on improved land that is ready to build on. Loan terms usually run two to five years and often end in a balloon payment rather than stretching out like a 30-year mortgage.
