
What $300,000 Gets You in Bloomington vs. Ellettsville Right Now
If you're shopping in Monroe County and your budget is somewhere in the $250,000 to $400,000 range, you've probably noticed that Bloomington and Ellettsville feel like two different markets even though they're about 8 miles apart. They are. And understanding the actual difference, not just the price tags, is what helps you make a decision you won't second-guess six months in.
I pulled data from Indiana Regional MLS covering every active, pending, and sold property in Bloomington and Ellettsville from January through June 22, 2026. Here's what the numbers show, and what they don't show.
The Headline Numbers
In Bloomington, the median sold price for the first half of 2026 is $335,000. In Ellettsville, it's $281,000. That's a $54,000 gap on the median alone.
Both markets are moving. Bloomington has 480 active listings right now with 167 under contract. Ellettsville has 38 active listings with 16 under contract. Ellettsville is a much smaller market by volume, which matters when you're trying to find something specific.
Sale-to-list ratios are nearly identical. Bloomington is closing at 97.4% of original list price. Ellettsville is at 97.3%. Buyers aren't getting dramatically better deals at either price point in either location. If you're pricing a home to sell or budgeting as a buyer, that 97% figure is your realistic benchmark in both markets.
What $200,000 to $300,000 Buys
In Bloomington, 195 homes sold in this price range in the first half of 2026. The median was 1,416 square feet, 3 bedrooms, 2 baths, built around 1975, on a quarter-acre lot. Median days on market: 36.
In Ellettsville, 26 homes sold in the same price range. The median was 1,386 square feet, 3 bedrooms, 2 baths, built around 1974, on a slightly larger 0.27-acre lot. Median days on market: 22.
The honest takeaway here is that the homes themselves are remarkably similar. Same bedroom count, same bath count, same era of construction, nearly identical size. The difference in this price band is not the house. The primary difference is location and what comes with it, including commute time, school district, and proximity to Bloomington's amenities.
What $300,000 to $400,000 Buys
This is where the comparison gets more interesting.
In Bloomington, 182 homes sold in this range. Median size was 1,874 square feet, 3 bedrooms, 2 baths, built around 1992, on a 0.26-acre lot. Median days on market: 31.
In Ellettsville, 10 homes sold in this range. A small sample, worth noting. Median size was 1,741 square feet, 3 bedrooms, 2 baths, built around 2012, on a 0.28-acre lot. Median days on market: 11 days.
That 2012 median year built in Ellettsville's upper price band is worth paying attention to. You're getting a meaningfully newer home at the same price point, and those homes are selling faster than comparable Bloomington properties. The buyers who are finding Ellettsville at $300,000 to $400,000 are not waiting around.
What the Numbers Don't Tell You
The data is useful but it doesn't capture everything that goes into a real buying decision.
Location within each market matters enormously. A $290,000 home in Ellettsville near the Centennial Park subdivision sits in a different context than a $290,000 home in Bloomington closer to the IU campus area. Square footage is the same on paper. The experience of owning it is not.
The 47404 zip code question comes up a lot. Some addresses read as Bloomington but draw Ellettsville city services and fall within the Richland-Bean Blossom school district rather than Monroe County Community Schools. This is not a small detail. If school district matters to your household, verify per property before you make an offer. Do not assume based on the city listed in the MLS.
The commute trade-off is real but individual. The drive from Ellettsville to downtown Bloomington is roughly 15 to 20 minutes under normal conditions. For some buyers that's nothing. For others, factoring in two daily trips, it changes the math. What I can tell you from 20-plus years in this market is that buyers who buy in Ellettsville for the price and underestimate how much they'll notice the commute sometimes come back to Bloomington in a few years. And buyers who stretch their budget to stay in Bloomington sometimes wish they'd considered Ellettsville more seriously. Neither choice is wrong. The right one depends on how you live your daily life, not just the purchase price.
Inspections and negotiations have gotten harder in both markets this year. Lower prices relative to 2024 have not made the transaction process smoother. Buyers are asking more, sellers are pushing back more, and the gap between list price and what a buyer is willing to pay after inspection has gotten trickier to close. This is true whether you're buying in Bloomington or Ellettsville. Budget time and patience alongside your down payment.
Which Market Makes Sense for You
If you want more options and the broadest inventory, Bloomington wins on volume. Four hundred eighty (480) active listings versus 38 is not a close comparison.
If you want a newer home at a given price point and you're comfortable with the commute, the Ellettsville $300,000 to $400,000 market is worth a serious look. Those homes are moving in 11 days on median right now, so you need to be ready to act.
If your budget is under $300,000 and the house itself is your primary focus, the practical difference between the two markets is smaller than most people expect. The bigger variable is the zip code, the school district, and how you feel about the drive.
