I get this question constantly right now. Buyers want to know if they should wait. Sellers want to know if they missed the window. And everyone is reading something on the internet that either terrifies them or makes them irrationally optimistic, depending on the headline.

So here's what I'm actually seeing in Monroe County and in the Bedford and Lawrence County markets right now, in spring 2026, from someone who has been working this specific ground for over 20 years and is not trying to scare you into making a move or talk you out of one.

The Market Is Moving. Just Not the Way the National Headlines Say.

The Bloomington market has its own logic. It always has. What happens in Phoenix or Miami or even Indianapolis doesn't necessarily translate here, because this market runs on a different engine. Indiana University is the engine. And IU doesn't stop producing buyers and sellers just because mortgage rates are uncomfortable.

Faculty move here when they get positions. Graduate students age out of rental situations and start asking what a down payment looks like. Families who came for IU ten years ago are now upsizing or downsizing depending on where their kids are in life. There are still pockets where well-priced properties move fast, particularly in the older walkable neighborhoods near campus and downtown where inventory stays tight. But the broader market has more breathing room. You can get an inspection. You can negotiate on some things. You can actually see a house before you write an offer on it.
